Is there ever a best time to sell?

While the market may have its seasonal peaks and troughs, experience has shown us that buyers are looking for quality properties in the Nelson Tasman area at any time of the year. Certainly, some homes may present better in different seasons, and if that is the case, we will advise you and support you through the decision of when is the best time for your property to go to the market.

Getting ready to go to market:

The way your home is presented can make a substantial difference to the speed of sale and quality of offer.
There may be some fine tuning that you need to consider before we present your property in the marketplace. It could be the last minute tidy up, general repairs and maintenance or some home styling tweaks that may enhance the spaces and appeal to a wider audience. We are here to offer you suggestions (if any) and relevant advice. It is important to focus on the must do’s. We might see your list a little differently, but our experience of working with buyers gives us the insight into what to look for, and what could simply be ‘work for works sake’.

Possible Offers:

This is a testing time for any vendor. By law, all offers – irrespective of price levels – must be submitted to you. Every offer is a sure sign of interest and normally only a starting point in the negotiations. To say no to an offer is better than no offer at all.

I am a skilled negotiator, I know that price is ranked at least 3rd in a buying decision. When we achieve the maximum from the buyer, it will be your decision whether to accept it or move on. Whatever you decide we will back you.

Do I have to pay for expensive marketing packages?

When it comes to presenting your home to the market, there are some things we know to be non-negotiable. Photography (and/or video) and a robust online presence. Debbie Cooper Real Estate has developed a marketing strategy from years of trail and (occasionally) error. What we learned is that the scattergun approach is never the best way. Carefully identifying and then reaching out to your target audience will ensure that we reach your buyer/s faster and at less cost to you.
